Converted farmhouse, sleeping 6 to 8 guests, with private pool (13x4.5m)

Set below a quiet country lane in a peaceful valley in the Sibillini Mountains is this newly restored Marche farmhouse.

Built in the nineteenth century using local river-stone, the farmhouse has been artistically restored to combine original features with modern luxury. Immediately below the farmhouse is a a stunning 13m lap pool, with a dining terrace above, surrounded by lawns, fruit trees and a small vineyard. 

All around the property is the sound of nature, from the sream which flows at the bottom end of the property to the surrounding wooded hills and exposed rock canopies which are home to many types of birds and mammals.

Within the main property the large kitchen is ideal for guests hoping to make the most of the excellent local ingredients, or have a local chef come and cook for them. Guests can either dine inside at the large country table, or outside on the well-lit, brick terrace. 

The pool is decked with elegant stone, and has an outdoor shower and quality lounging furniture. It enjoys full sun all day and offers stunning views of the stars at night. 

An original hay barn is located on the property but is not currently in use. The architecturally engineered insulation of the roof and structure eliminates the need for air conditioning. 

The home stays very cool in summer, and fans are not needed. Passive solar panels help to heat the water for the home, and an underground cistern collects water for irrigation purposes.

Casa Paterno is perfect for indoor-outdoor living. The main house and pool house open to a shared lawn, and the covered terrace is used for dining and relaxing. The terrace overlooks the pool, also surrounded by lawn, which takes full sun all day long. At night the stars overwhelm, as there are no immediate neighbouring structures and no light pollution.

The large, fully appointed kitchen combines with an open dining area with a 3m dining table for ten. There are five gas hobs with electric hood and lighting, oven, kitchen prep island and dishwasher. The counters are of white marble.

There is a separate laundry room with tumble dryer, drying rack, ironing board and iron.

There are comfortable sitting rooms on the ground and first floors and in the pool house. The covered terrace serves as a woinderful lounge area as well. Windows and doors are screened. The pool house contains a flat screen TV and an international DVD player, DVDs.

The property has three bedrooms, with two king beds, a double bed and a lounge which can become a fourth bedroom in the converted pool house where there is a comfortable double sofa bed.

There are three bathrooms in the main building, one en suite. All have showers and bidets and there is one bathroom with a bath tub. There is also a bathroom and shower in the pool house.

Less than five minutes drive from the local town of Amandola, Casa Paterno is also within walking for those wanting to experience the bars and restaurants without the hassle of driving, or perhaps just go and get the bread from one of the town's bakeries and perhaps a coffee or an ice-cream to boot. 

This Marche farmhouse is conveniently situated near main roads from which to explore the historical villages of Le Marche, swim in the Adriatic, visit local markets days and festivals, or hike the trails of the Sibillini mountain range.

Policies & disclaimers

  1. Payment To confirm a booking a deposit of 30% of the total price is required. The balance must then be paid a minimum of four weeks in advance of departure. Cancellation after this date may result in the loss of the whole amount. For late bookings (less than four weeks before departure) the full balance must be paid immediately.   2. Price Guarantee We guarantee to maintain the price of your holiday as agreed between you, the client, and Marche Holiday Homes at the time of receipt of our booking confirmation letter.    3. Booking Please contact us to confirm availability. Once availability is established, to confirm your booking a deposit of 30% of the total price is payable within three days. On receipt of the deposit we will send you booking confirmation which establishes our contract with you. If you cancel before paying the final balance we reserve the right to retain your deposit if we do not find a substitute booking for the same period, same price and same property.   4. Cancellation by us We reserve the right up to four weeks before departure to cancel your booking and in this event will refund all monies paid or offer an alternative holiday. If the alternative holiday is worth less than your original booking, then you will receive a refund of the difference from us.   5. Damage or injury We do not accept liability for damage to property or person.   6. Breakages deposit On arrival a deposit of 250 euros may be required by the owner or keyholder of the property, this information will be in your information pack.   7. Care of property You are responsible that your holiday let is left in the same state of cleanliness and repair as on arrival. Any loss or damage to the property or fixtures and fittings caused by you will be deducted by the owner from your breakages deposit.   8. Price Our prices are usually from Saturday to Saturday and include the cost of electricity, cooking gas, linen and towels. Heating is not included. Some owners, specified in the price list, require a small additional fee for final cleaning. Any discounts offered online are not retrospective and apply only to forward bookings.   9. Complaints In the unlikely event of any problems during your stay, you must report it immediately to the owner or Marche Holiday Homes. We will attempt to resolve the matter immediately but if you remain dissatisfied you must write to us within 14 days of the end of your holiday. A failure to notify us or the owner during the holiday may mean that we will be unable to resolve the dispute after you return home.
