Farmhouse, sleeping 8 to 12 guests (with restored barn), with swimming pool (11x5m)

This is a beautiful holiday farmhouse set in a location to match, in one of Italy's biggest and most beautiful national parks. In July and August it can normally only be booked with the smaller adjacent converted hayloft, taking the sleeping capacity up to 12 guests.

Set in wide open spaces with breath-taking views of Marche and the Sibillini mountains this converted farmhouse is also close to the the vibrant towns of Amandola and Sarnano, which have all the necessary shops and a wide choice of restaurants.

The property is within the Monti Sibillini National Park, a vast park covering nearly 2 million acres, making it the third biggest in Italy. There is a considerable variety of terrain and landscape. Great walks begin from your doorstep and there are ancient woodlands all around. There is wonderful walking throughout the area, with footpaths marked and described on maps available in the  information centres to be found in all the towns and villages in the park. There are also peaks with a truly alpine character, like Monte Bove, whose formidable north face offers climbing for mountaineers.The house itself is close to Amandola, a town of 4,000 inhabitants with a beautifully porticoed main square. There you can sit outside one of the bars and enjoy an aperitivo before walking up to the town's highest point to take in the stunning views of Monte Sibillini and Vettore.Sarnano is a wonderful summer retreat complete with its spa baths still used to treat medical ailments. It also provides a base to the many skiers that flock to the park in the winter months.

ACCOMMODATION DETAILS

- Sleeping a total of 12 guests in two properties. - The ground floor of the main property has a large living room with fireplace and there is a spacious and fully equipped kitchen including dishwasher and kettle!- Bathroom with shower, second large bathroom.- Utility room with washing machine.- On the first floor of the main property is one twin and three double bedrooms, each with wonderful views and complete with antique furniture. - The smaller property is a beautifully restored hayloft with one twin and one double bedroom, bath and jacuzzi and a well equipped kitchen. - Great walking, trekking, horse riding and mountain biking all close at hand.- Private swimming pool.

Policies & disclaimers

  1. Payment To confirm a booking a deposit of 30% of the total price is required. The balance must then be paid a minimum of four weeks in advance of departure. Cancellation after this date may result in the loss of the whole amount. For late bookings (less than four weeks before departure) the full balance must be paid immediately.   2. Price Guarantee We guarantee to maintain the price of your holiday as agreed between you, the client, and Marche Holiday Homes at the time of receipt of our booking confirmation letter.    3. Booking Please contact us to confirm availability. Once availability is established, to confirm your booking a deposit of 30% of the total price is payable within three days. On receipt of the deposit we will send you booking confirmation which establishes our contract with you. If you cancel before paying the final balance we reserve the right to retain your deposit if we do not find a substitute booking for the same period, same price and same property.   4. Cancellation by us We reserve the right up to four weeks before departure to cancel your booking and in this event will refund all monies paid or offer an alternative holiday. If the alternative holiday is worth less than your original booking, then you will receive a refund of the difference from us.   5. Damage or injury We do not accept liability for damage to property or person.   6. Breakages deposit On arrival a deposit of 250 euros may be required by the owner or keyholder of the property, this information will be in your information pack.   7. Care of property You are responsible that your holiday let is left in the same state of cleanliness and repair as on arrival. Any loss or damage to the property or fixtures and fittings caused by you will be deducted by the owner from your breakages deposit.   8. Price Our prices are usually from Saturday to Saturday and include the cost of electricity, cooking gas, linen and towels. Heating is not included. Some owners, specified in the price list, require a small additional fee for final cleaning. Any discounts offered online are not retrospective and apply only to forward bookings.   9. Complaints In the unlikely event of any problems during your stay, you must report it immediately to the owner or Marche Holiday Homes. We will attempt to resolve the matter immediately but if you remain dissatisfied you must write to us within 14 days of the end of your holiday. A failure to notify us or the owner during the holiday may mean that we will be unable to resolve the dispute after you return home.
